To understand the role of our architecture department, we’ll walk you through the process of creating a Stonegate floor plan.
Step 1: Initial Selections & Homeowner Configuration
Clients begin by working with our agents to select a lot, floor plan, exterior elevation, and optional upgrades. Enhancements include enlarged garages, vaulted ceilings, athletic courts, gourmet kitchens, and more. Once these selections are made, the architecture department begins drafting the customized floor plan.
Step 2: Lot Fit & Structural Design
The first step is a lot fit analysis to ensure the home and its additions comply with municipal regulations. We then modify the base floor plan with structural options before sending it to our engineering partners for structural design. This ensures that every home meets or exceeds building requirements for durability and efficiency.
Step 3: Permitting & Compliance
Once structural elements—such as beams, posts, and point loads—are integrated, the plan is submitted for a building permit. Our commitment to compliance ensures a smooth approval process with minimal revisions. Throughout, our architecture team collaborates with production, purchasing, consultants, and vendors to align the design with zoning and building codes.
Step 4: Interior Design & Final Plan Adjustments
While permitting is underway, clients meet with our interior designers to select finishes, hardware, cabinetry, and other custom details. These selections are then incorporated into the final architectural plan, ensuring a cohesive and well-executed design.
Step 5: Finalization & Construction Scheduling
After all selections are approved, the architecture team refines the plan, integrating optional features like built-ins and archways. The completed plan is then scheduled for construction.
